Three questions, answered properly

Not another roofing calculator

Directories send you to contractors. Cost guides give you a national average. Neither tells you whether the number in front of you makes sense.

What should my roof cost?

Answer three questions for a first range, then refine any assumption — pitch, layers, decking allowance, access — and watch the price move. Every line item shows how it was calculated.

Open the calculator →

Is my contractor's quote fair?

Compare a real quote to the modelled range. If it sits outside, we re-run the model changing one assumption at a time and tell you which single change would account for the gap.

Check a quote →

How do my quotes compare?

Enter several quotes with their scope. We price back in what each one leaves out, so a quote that is cheapest only because it omits the tear-off stops looking cheapest.

Compare properly

Two quotes for the same roof

The cheaper quote is not automatically the better one. We compare what each includes and price back in what it leaves out, so the difference stops being a mystery.

Contractor A

Within range

$11,800

-2.9% against our typical figure

  • Tear-off and disposal
  • New underlayment
  • Lifetime material warranty
  • Ridge vent
  • Decking allowance — not stated

Contractor B

Above range

$15,800

+30% against our typical figure

  • Tear-off and disposal
  • New underlayment
  • Lifetime material warranty
  • Ridge vent
  • Decking allowance

So which one is actually cheaper?

A is $4,000 less and says nothing about the decking. If the deck needs work that becomes a change order after the tear-off, when you have no leverage. B includes an allowance — but an allowance is worth perhaps two thousand on a roof this size, so it explains part of the gap, not all of it. The rest is a question for B.

Scope shown is illustrative. The prices and verdicts are computed by the same engine as the rest of the site, against the estimate at the top of this page.

Local pricing that makes sense

Roofing costs, city by city

Local costs vary with labour, climate, permitting and the materials that are actually common there. A city gets a page when we have something specific and true to say about it.

$9,800 – $14,500

Architectural asphalt shingle · 2,000 sq ft

Access and staging genuinely change the price

Roof age drives insurability, not just leaks

All citiesSee every location we cover

Each range is a representative 2,000 sq ft single-storey roof in that city, priced in the material most common there — so Phoenix and Las Vegas are tile while Austin is asphalt, and the cards are not directly comparable to one another. Your roof is not the representative one either; the calculator prices yours.

Transparent methodology

We show our work

An estimate you cannot interrogate is just a number someone made up. Ours breaks into the same components a contractor uses to build a price, and tells you where each one came from.

Every price is dated and attributed

Each pricing row carries a source, a licence note, the period it describes, the date we collected it and a data-status flag: verified, modelled, or sample.

The confidence score can go down

ZIP-level data earns more than national fallback. Stale data loses points. While any sample data is in the mix, the score is capped at 60 and says so.

Ranges are combined, not stacked

Adding every component's worst case together describes a job that does not exist. Component uncertainties are combined in quadrature, assuming partial independence.

Nothing multiplicative is hardcoded

Every factor - pitch, storeys, complexity, access, overhead - is a database row an administrator can retune without a deploy.

How reliable is this?

Updated as data lands

Labour
Government data

Bureau of Labor Statistics wage release for May 2025, occupation 47-2181 (roofers), across 15 metro areas.

Materials
Partly observed

2 of 24 material rows come from observed prices; the rest are modelled.

Local coverage
17 cities

Metro-level pricing in 15 markets and written local guidance for 17 cities. Anywhere else falls back to national figures, and the confidence score says so.

Geometry
Exact

Pitch multipliers, roof area and material quantities are arithmetic, not estimates.

About 65% of a typical re-roof is still priced from modelled rows, so every estimate is capped at a confidence of 60 until that changes. We would rather show you that than a confident-looking number we cannot stand behind. Sources and licences

Always improving

We combine public government data, observed market prices and homeowner submissions to keep the numbers current. Every price is anchored to a date and carried forward on a published index, so the estimate you get today is not last year’s number in a new wrapper.

Your data is yours.

The estimate, the quote check and the comparison all work without a phone number, an email address or an account. We only ask for contact details at the point where you tell us you want local contractors to call you — because that is the only step where somebody has to.

  • No spamWe don't sell your details.
  • No pressureNo contractor calls unless you ask.
  • You're in controlNothing is shared without your say-so.

Launching twenty categories at once produces twenty shallow ones. Each new service arrives as a data set plus one engine module, so the calculator, quote tools and local pages work for it on day one.
