Roof replacement cost in Las Vegas
Las Vegas is a heat-driven market with a housing stock dominated by tile and low-slope construction from the region's rapid growth decades. As in Phoenix, the typical tile job is underlayment replacement rather than new tile, and the typical failure mode is thermal ageing rather than storm damage. The Nevada licensing regime is stricter than Texas and closer to California in practice.
Typical Las Vegas roof replacement
2,000 sq ft roof · concrete tile · tile lift-and-relay (underlayment replacement) · moderate pitch
$13,500 – $19,900
Pricing data updated May 2025 · city-level data for Las Vegas, NV · contains sample data
We headline the job that is actually most common here, not the most expensive version of it. A brand-new tile roof costs considerably more — see the material table below.

Bureau of Labor Statistics wage release for May 2025, occupation 47-2181 (roofers), across 15 metro areas.
2 of 24 material rows come from observed prices; the rest are modelled.
Metro-level pricing in 15 markets and written local guidance for 17 cities. Anywhere else falls back to national figures, and the confidence score says so.
Pitch multipliers, roof area and material quantities are arithmetic, not estimates.
About 65% of a typical re-roof is still priced from modelled rows, so every estimate is capped at a confidence of 60 until that changes. We would rather show you that than a confident-looking number we cannot stand behind. Sources and licences

Why prices here are what they are
What drives roofing costs in Las Vegas
Extreme thermal cycling shortens underlayment life
Deck temperatures and daily temperature swings age felt underlayment quickly. Upgrading to a high-temperature synthetic or a self-adhered product is one of the more defensible upgrades in this climate.
Tile lift-and-relay dominates the residential market
Expect quotes structured around removing and re-setting existing tile with a breakage allowance. Ask what percentage breakage is assumed and what replacement tile costs if the assumption is exceeded.
Low-slope and parapet detailing is common
Flat sections behind parapet walls need membrane or foam systems and careful scupper and drain detailing. These are the areas that leak, and they are priced separately from the sloped area.
A C-15 licence is required
Nevada's State Contractors Board issues the C-15 roofing classification. Verify the licence and its monetary limit, which caps the size of job a contractor may legally take.
Permits and inspections
Clark County, the City of Las Vegas, North Las Vegas and Henderson each issue their own re-roof permits. Address determines which applies, and they are not interchangeable.
Nevada: Nevada requires a State Contractors Board C-15 roofing licence.
When to book the work
Work is often still possible, but ask specifically how the weather affects the schedule and the warranty, and expect a longer calendar duration than the labour hours suggest.
September falls in Las Vegas's monsoon. Monsoon storms concentrate leak and emergency-repair work, which absorbs crew capacity and firms up replacement pricing.
Heat, not cold. Crews start before dawn in summer and lose productive hours by mid-morning.
Autumn and spring are the practical working seasons. Summer heat restricts productive hours and can affect material handling.

Local questions
Roofing in Las Vegas
What does 'lift and relay' actually include?
Removing existing tile, replacing the underlayment and battens as needed, then re-setting the same tile. It should also state a breakage allowance and the cost of replacement tile beyond it.
Is foam roofing a good idea on a flat section?
It performs well in this climate but carries a recoat obligation every several years. Price the recoat cycle into your comparison, not just the installation.
