What does a roof replacement cost?

There is no single answer, and any site that gives you one is averaging away the things that actually determine your price: where you live, how big and how steep the roof is, what is already on it, and what is going back on. Below are modelled national reference figures, then the local pages where those figures get specific.

How reliable is this?

Updated as data lands

Labour
Government data

Bureau of Labor Statistics wage release for May 2025, occupation 47-2181 (roofers), across 15 metro areas.

Materials
Partly observed

2 of 24 material rows come from observed prices; the rest are modelled.

Local coverage
17 cities

Metro-level pricing in 15 markets and written local guidance for 17 cities. Anywhere else falls back to national figures, and the confidence score says so.

Geometry
Exact

Pitch multipliers, roof area and material quantities are arithmetic, not estimates.

About 65% of a typical re-roof is still priced from modelled rows, so every estimate is capped at a confidence of 60 until that changes. We would rather show you that than a confident-looking number we cannot stand behind. Sources and licences

What the material choice actually costs you

Same 2,000 sq ft roof, same everything else. Service life matters as much as price: the cheapest roof per dollar is rarely the cheapest per year.

MaterialEstimated rangePer squareService lifeCost per year
Architectural asphalt shingle roof surfaceArchitectural asphalt shingleThe default choice for most US replacements. Laminated construction, better wind ratings and a dimensional appearance.$11,200 – $17,750$68520–30 yrs$548
Impact-resistant shingle (Class 4) roof surfaceImpact-resistant shingle (Class 4)Rated to UL 2218 Class 4 for impact. Relevant in hail markets, where many insurers offer a premium discount. Confirm the discount with your carrier before paying the upgrade.$13,750 – $22,200$85825–35 yrs$572
Standing seam metal roof surfaceStanding seam metalConcealed-fastener metal panels. Roughly double the cost of architectural asphalt with two to three times the service life.$21,150 – $43,000$1,45340–60 yrs$581
Concrete tile roof surfaceConcrete tileDominant in the Southwest and much of Florida. The tile usually outlives the underlayment beneath it, which is why lift-and-relay is the common job.$22,350 – $39,100$1,44840–60 yrs$579
Clay tile roof surfaceClay tileLong-lived and heavy. Structural capacity must be confirmed when converting from a lighter material.$26,000 – $53,150$1,79550–75 yrs$574
Natural slate roof surfaceNatural slateThe longest-lived roof available and the most expensive. Requires a specialist installer and confirmed structural capacity.$36,850 – $75,650$2,55875–150 yrs$455

Cost per year divides the typical estimate by the midpoint of the expected service life. It ignores the time value of money and assumes you keep the house, so treat it as a way of ranking options rather than as a financial calculation.

Ten cities is deliberate. We would rather publish ten pages that tell you something true about your market than a thousand that reword the same national average. Cities are added when there is local data and local content to justify one, and the calculator already works for every US ZIP code regardless.
